BMS issues do not always begin in the controller. A reported controls fault may relate to a sensor, actuator, electrical supply, communications path, mechanical plant condition or an operating setting. We review the controls and the building services around them before recommending a course of action.
We work with Trend BMS and Tridium Niagara-based platforms, and can also work with and integrate other existing BMS and control platforms where appropriate to the site and project requirements. Where a platform needs manufacturer-specific software or credentials, we confirm that at survey so the proposed scope stays clear and avoids unnecessary changes to a live building system.
BMS projects often include associated electrical work such as control wiring, containment, local power supplies, isolators and connections between control panels and mechanical plant. What information is useful before a BMS visit?
Any available system details, controls drawings, previous reports, alarm information, photographs and a clear description of the issue are useful. We will also ask about access, operating hours and any essential services that must remain available.
Do you install new building management systems, or only maintain existing ones?
Both. We install and upgrade building management and plant-control systems as well as maintaining them. At Lowther Primary School in Barnes we carried out a complete replacement of the building management system, installing Trend IQ4 controls with a touchscreen interface alongside a new heat pump, replacement heating distribution and associated electrical upgrades. At Loseley Fields Primary School in Godalming we completed heating distribution refurbishment, controls and plant-room alterations.
