An EICR reports the condition of the installation. It does not automatically commit you to further work.
An Electrical Installation Condition Report is an inspection of the existing wiring, accessories, consumer unit or distribution board, earthing and bonding at a property. The engineer tests, records and classifies the condition of the installation. The result is a written report — not an automatic schedule of work. Where findings require attention, they are classified by urgency and explained clearly, and any remedial work is separately discussed and quoted before anything further is authorised.

Commercial electrical installations vary considerably — in age, complexity and the demands placed on them. A periodic inspection records what is present, tests its condition and identifies areas that present a concern or fall below current standards. Findings are classified by severity: items requiring immediate attention are distinguished from recommendations for improvement that are not immediately dangerous.
Not every observation in a report requires immediate action. A clear written record gives those responsible for the building a documented baseline — useful for planning maintenance, satisfying insurance requirements, supporting tenancy obligations and tracking the condition of the installation over time.

Landlords have a responsibility to ensure the electrical installation at a rented property is in a satisfactory condition. What do the EICR observation codes mean?
Observations are typically classified as C1 (danger present — requires immediate action), C2 (potentially dangerous — requires urgent attention), C3 (improvement recommended but not immediately dangerous), or FI (further investigation required before a code can be assigned). Each classification and its practical meaning is explained in the written report.
Does an EICR mean I have to carry out work?
No. An EICR reports the condition of the installation at the time of inspection. Where remedial work is recommended, it is separately discussed and quoted — the condition report itself does not authorise or commit you to additional expenditure, and not every observation requires immediate action.
How often should a property's electrical installation be tested?
Recommended intervals depend on the type of property and the installation. Residential rented properties require an EICR at least every five years under current regulations. Commercial and industrial properties are typically tested on a periodic basis agreed with the building owner or manager. ComGas can advise on the appropriate interval for a specific property.
