Electrical Testing & EICRs

Understand the true condition of your electrical installation.

An Electrical Installation Condition Report (EICR) gives you a factual, documented assessment of the wiring and electrical system at your property — identifying what is sound, what needs attention and whether anything presents an immediate concern. ComGas carries out EICRs and periodic electrical testing for commercial premises, landlords and homeowners across Surrey and surrounding counties, with findings clearly classified and any remedial work discussed and quoted separately.

  • Commercial & residential EICRs
  • Landlord electrical checks
  • Clear written condition report
  • Remedial work separately quoted
Inspection first — remedial work is a separate conversation

An EICR reports the condition of the installation. It does not automatically commit you to further work.

An Electrical Installation Condition Report is an inspection of the existing wiring, accessories, consumer unit or distribution board, earthing and bonding at a property. The engineer tests, records and classifies the condition of the installation. The result is a written report — not an automatic schedule of work. Where findings require attention, they are classified by urgency and explained clearly, and any remedial work is separately discussed and quoted before anything further is authorised.

ComGas carries out EICRs and periodic electrical testing for commercial premises where planned inspection forms part of good practice or a tenancy requirement, for landlords with obligations for rented residential and commercial properties, and for homeowners and buyers seeking an independent assessment of the wiring at a property.

Commercial electrical installation assessed during a periodic condition inspection

Planned. Professional. Practical.

Commercial electrical inspection

Condition reports that reflect the installation as it actually is.

Commercial electrical installations vary considerably — in age, complexity and the demands placed on them. A periodic inspection records what is present, tests its condition and identifies areas that present a concern or fall below current standards. Findings are classified by severity: items requiring immediate attention are distinguished from recommendations for improvement that are not immediately dangerous.

Not every observation in a report requires immediate action. A clear written record gives those responsible for the building a documented baseline — useful for planning maintenance, satisfying insurance requirements, supporting tenancy obligations and tracking the condition of the installation over time.

  • Visual inspection and circuit testing
  • Consumer unit or distribution board condition
  • Earthing and bonding checks
  • Observation classification by urgency
  • Written report issued on completion
  • Remedial work discussed and quoted separately

Landlord and rental property electrical checks

Electrical checks for landlords — findings explained, no assumptions made.

Landlords have a responsibility to ensure the electrical installation at a rented property is in a satisfactory condition. An EICR documents the condition of the wiring and system at the time of inspection. Where the report identifies items requiring remedial attention, ComGas explains the findings and provides a separate quotation for any work — the condition report itself does not automatically authorise or commit to further expenditure.

  • EICR for residential rented properties
  • EICR for commercial let premises
  • Observation classifications clearly explained
  • Separate quotation for any recommended remedial work
  • Written report provided on completion
  • Supports landlord compliance record-keeping

An EICR records the condition of the installation at the time of inspection. Remedial work is separately discussed, scoped and priced — the condition report itself does not authorise additional work or commit you to further expenditure.

EICR FAQs

Questions about electrical testing and condition reports

Common questions about EICRs, periodic testing and what to expect from the process.

Talk to the electrical team
What does an EICR test?

An Electrical Installation Condition Report involves a visual inspection and testing of the existing wiring, accessories, consumer unit or distribution board, and earthing and bonding arrangements. The engineer records observations and classifies any concerns by severity.

What do the EICR observation codes mean?

Observations are typically classified as C1 (danger present — requires immediate action), C2 (potentially dangerous — requires urgent attention), C3 (improvement recommended but not immediately dangerous), or FI (further investigation required before a code can be assigned). Each classification and its practical meaning is explained in the written report.

Does an EICR mean I have to carry out work?

No. An EICR reports the condition of the installation at the time of inspection. Where remedial work is recommended, it is separately discussed and quoted — the condition report itself does not authorise or commit you to additional expenditure, and not every observation requires immediate action.

How often should a property's electrical installation be tested?

Recommended intervals depend on the type of property and the installation. Residential rented properties require an EICR at least every five years under current regulations. Commercial and industrial properties are typically tested on a periodic basis agreed with the building owner or manager. ComGas can advise on the appropriate interval for a specific property.

Can ComGas carry out remedial work identified during an EICR?

Yes. Where an EICR identifies items requiring remedial attention, ComGas can discuss the findings and provide a separate quotation for the appropriate work. Remedial work is always independently scoped and priced from the inspection itself — the two are distinct stages.
