Brightwells Yard, Farnham, Surrey — commercial plumbing and mechanical installation within commercial units at the town-centre regeneration development, covering hot and cold water services, WC facilities, hot water systems and associated drainage pipework, delivered under the main contractor’s fit-out programme.

Fit-out runs to somebody else’s clock
Brightwells Yard is a town-centre regeneration scheme, and the building services within it were delivered as part of a wider construction programme run by the main contractor, Premier Design & Construction.
That changes how a plumbing package is delivered. The programme is not set by the mechanical works — it is set by the sequence of the fit-out across the development. First fix has to be complete before finishes; second fix cannot start until other trades have finished in the same space; and the units do not all reach the same stage at the same time.
ComGas worked across multiple commercial spaces, moving between them as each reached the point where mechanical works could proceed.

Scope of works
- Installation of domestic hot and cold water services throughout the commercial units
- Fit-out of customer and staff WC facilities including sanitaryware, pipework and associated systems
- Installation of hot water systems serving the welfare areas
- First fix and second fix plumbing works across multiple commercial spaces
- Installation of waste and drainage pipework systems serving the WC and washroom areas
- Coordination with the main contractor and other trades throughout the fit-out programme
- Testing, commissioning and certification of the installed plumbing and mechanical systems

Customer-facing and back-of-house
Commercial units carry two standards of finish in the same building. Customer WCs are seen by the public and are judged accordingly. Staff welfare areas and back-of-house services are not, but they carry the same compliance and testing requirements and are usually the parts that have to work hardest.
Both were within the scope here, along with the waste and drainage pipework serving them.

Testing and certification
All installed plumbing and mechanical systems were tested, commissioned and certified. On a fit-out this is the point at which the package is handed to the main contractor rather than to the end occupier, so the documentation has to satisfy the construction programme as well as the building.
Work of this kind falls within ComGas’s commercial plumbing capability, including commercial hot water systems, delivered on construction and fit-out programmes across Farnham and the surrounding area.
