ComGas provides planned and reactive electrical maintenance for offices, schools, care settings and other commercial buildings, keeping installations safe, compliant and running reliably across Surrey and surrounding counties.
Most electrical failures are found before they happen
A fault caught on a scheduled inspection rarely becomes a breakdown.
Commercial electrical installations degrade gradually — connections loosen, insulation ages, protective devices drift out of tolerance — long before any of it is visible as a fault. Most of what causes an unplanned electrical failure has already shown a sign of it on the previous inspection, if someone was looking for it. This is what a maintenance programme is actually for: not simply confirming an installation still works, but catching the early indicators of what will eventually stop it working.
Left unmanaged, that degradation shows up at the worst time — an out-of-hours trip, a failed circuit mid-lesson, a distribution board that has been running hot for months before anyone notices. The cost of a reactive-only approach is rarely the repair itself; it is the disruption, the lost use of a space, and the fact that the same fault would have been a minor remedial item on a scheduled visit six months earlier.
ComGas delivers planned and reactive electrical maintenance for commercial buildings across Surrey, Hampshire and Berkshire, structured around a defined asset list and a schedule agreed with the building rather than a generic annual visit.

Commercial electrical maintenance services
Planned inspection, reactive attendance and the remedial works that follow.
Four ways we keep an electrical installation maintained, compliant and understood.
Planned Maintenance Visits
Scheduled inspection and testing against a defined asset list, agreed around how the building actually operates.
Visit schedule agreed around building use and term dates
Inspection against a defined, building-specific asset list
Findings recorded and explained after every visit
Coordinated with wider planned preventative maintenance
Agree the schedule, inspect the assets, prioritise by risk, then confirm and record.
We start by agreeing a visit schedule around how the building is actually used — term dates for a school, occupied hours for an office, resident routines for a care setting — rather than fitting the building around a standard visit pattern. Each visit works against a defined asset list specific to that building, so what gets inspected is consistent from one visit to the next and nothing is missed because it wasn't on anyone's list.
Findings are prioritised by risk rather than raised as a flat list: a loose connection on a heavily loaded circuit is treated differently to a cosmetic item on a rarely used spur. Remedial works are quoted and sequenced accordingly, and records are issued after every visit so there is a clear, dated history of what was found, what was done, and what remains outstanding.
Schedule agreed around building use, not a fixed calendar slot
Inspection carried out against a defined, building-specific asset list
Findings recorded and prioritised by risk
Remedial works quoted and agreed before they proceed
Work sequenced around isolation needs and occupied hours
Records and certification issued after every visit
What we consider before any maintenance work
Occupied buildings, ageing installations and a proper audit trail all shape the programme.
Electrical maintenance in a working building is rarely straightforward. Isolations have to be planned around what each circuit actually serves, out-of-hours access is often needed to avoid disruption, and older installations frequently carry undocumented modifications that only become apparent during inspection. We consider all of this before agreeing a schedule, and we keep the records that let you demonstrate, not just assume, that the installation is being managed properly.
Occupied buildings and out-of-hours access requirements
Isolation planning around what each circuit actually serves
Condition and age of the existing installation
Records and audit trail sufficient for statutory duty
Remedial items prioritised by risk and available budget
Coordination with existing mechanical maintenance visits
Every maintenance programme is built around the building it serves. We agree the asset list, the schedule and the reporting format with you rather than applying a standard visit regardless of what the installation actually needs.

Matt from ComGas Services UK Ltd was very professional, polite, friendly and quick installing a new shower in my bath (and at a better height for me) and a much easier press-in plug for my sink! He left the place spotless. This is the kind of service and installation people dream about - a 5 star service (see photos).

I have used Comgas twice and both times have been very happy with the service. Very friendly and honest. The most recent time, the job turned out to be a lot bigger than they initially thought but it was no issue and Paul stayed the extra time to make sure the job was done properly! He was really tidy, took a lot of care with the work that was done and took the time to explain what he was doing and why. Pleased to have found a reliable heating company!

Fantastic experience from the chaps at ComGas! Special thanks to Matt who removed an old boiler and replaced with a new energy efficient to satisfy the demands of a five bed house with a few bathrooms/baths and showers. The ComGas admin team and Lee were fantastic too on the booking and administration side of things!

Here at St Joseph's we have worked with Comgas for a number of years. They have completed big projects and undertake regular maintenance for our school. They price fairly, and their work is completed to a very high standard. All the engineers carry a DBS which makes life so much easier when trying to book an engineer visit.
On the rare occasion that we have an emergency I can trust that Lee will get one of his engineers to respond quickly and efficiently.
Nothing is too much trouble and no job is too small.

Commercial electrical maintenance FAQs
Questions about planned and reactive electrical maintenance
Common questions about how a maintenance programme works and how it relates to inspection and installation work.
No. An EICR is a periodic statutory inspection carried out at a set interval to assess the condition of a fixed installation. Electrical maintenance is the ongoing planned and reactive programme that sits around it — inspecting more frequently against a defined asset list, catching issues between EICRs, and acting on the findings an EICR identifies.
Is this the same as electrical installation work?
No. Commercial electrical installation is project-based work — new circuits, rewires, or fit-out — delivered as a defined scheme with a start and finish. Maintenance is the continuing programme that keeps an existing installation safe and compliant once it is in service, and remedial installation work identified through maintenance is scoped and quoted separately.
Can electrical maintenance be combined with our mechanical maintenance contract?
Yes. Electrical maintenance sits naturally alongside mechanical planned preventative maintenance on a single contract, with one contractor, one schedule and one set of records, rather than managing two suppliers with separate visit patterns. See our wider service and maintenance offer for how this fits together.
What happens if a visit identifies a serious fault?
Serious or high-risk findings are flagged immediately rather than held until a written report is issued, so you can make an informed decision about isolation or urgent remedial action straight away. Lower-risk items are recorded, prioritised and quoted in the normal way.
Do you provide certification after remedial works?
Yes. Remedial works are certified to BS 7671 / 18th Edition on completion by qualified engineers, and this certification is issued alongside the visit records so your compliance file stays current between formal inspections.
Can you take over maintenance of an installation we haven't worked on before?
Yes. We start with a survey against a defined asset list to establish the actual condition of the installation, agree what needs addressing first, and build the ongoing schedule from that baseline rather than assuming the previous maintenance history is complete or accurate.
Managing an ageing installation, or looking to bring electrical and mechanical maintenance under one contract?
Tell us about the building, the current maintenance arrangement if you have one, and any known issues or upcoming compliance deadlines. We can advise on the right programme and arrange a survey where appropriate.
