A planned preventative maintenance programme brings structure to the servicing and inspection of your building's essential systems — replacing reactive problem-solving with scheduled visits, documented findings and clearer remedial planning. ComGas delivers co-ordinated PPM covering gas, heating, plumbing, electrical, HVAC and air-conditioning systems for commercial and industrial sites across Surrey and surrounding counties.
Scheduled care for buildings that cannot afford to fail
A maintenance programme built around your assets, your site and how it operates.
A maintenance programme works best when it is shaped around the actual equipment in a building — its age, condition, manufacturer guidance and how critical it is to daily operation. Before agreeing a schedule, we look at the assets present and confirm the scope and visit frequency so the programme reflects the property rather than a generic template.
ComGas can maintain gas, heating, plumbing, electrical, HVAC and air-conditioning systems within a single co-ordinated programme. The aim is to reduce avoidable failures, document asset condition over time and make remedial decisions easier to plan and budget for — with service and response arrangements confirmed as part of the agreed contract rather than assumed.

Systems we maintain
One maintenance partner across your core building services.
Choose a focused servicing agreement for a single discipline or bring multiple systems into one co-ordinated planned maintenance programme.
Gas, Heating & Hot Water
Scheduled servicing of commercial boilers, heating plant, gas systems and hot water equipment as part of a planned programme.
We agree the scope with you first — which assets are included, what visit frequencies are appropriate, how findings will be reported and how access is managed around your operations. Visits are then planned to fit around occupancy, trading hours or term dates, and findings are documented after each attendance.
Where additional maintenance or remedial work is identified during a visit, the priority is explained and any further work is separately discussed and quoted before it is authorised. Nothing outside the agreed scope is assumed to be included in the programme.
Scope and asset list agreed before the programme begins
Visit frequencies matched to asset type and condition
Access arranged around your operational timetable
Documented findings and condition notes after each visit
Remedial recommendations with clear priority assessment
Multi-discipline co-ordination within one programme

Incredible service — problems fixed perfectly once again.
Lee, Paul and the team at COMGAS are fantastic. They arrived on time and got straight to work, quickly identifying the root cause of the plumbing and heating issues I was experiencing.
The problems were diagnosed swiftly, I was kept fully informed throughout, and both issues were fixed with impressive speed and precision.
Having worked in the industry for nearly 20 years, I know how rare it is to find reliable, trustworthy, and genuinely skilled professionals — let alone a team this good.
I joked about it at the time, but it’s true: I had the best shower I’ve ever had in this house after they finished the job — and I’ve lived here for 10 years!
I honestly couldn’t ask for more and can’t recommend COMGAS highly enough.

I recently used Comgas for a gas and heating service, and I couldn't be more impressed! From start to finish, their team was professional, friendly, and highly knowledgeable. They quickly identified the issue with my heating system and explained everything in detail, offering both short- and long-term solutions.
The technician was punctual and took extra care to ensure everything was running smoothly. I really appreciated their attention to detail and how they made sure to clean up after the work was completed. My home is now warm and cozy, all thanks to their expert service. I highly recommend Comgas for anyone looking for reliable, efficient, and trustworthy gas and heating professionals!

PPM FAQs
Planned preventative maintenance questions
Common questions about ComGas planned maintenance programmes and how they are structured.
A planned preventative maintenance programme is scoped to the specific assets, buildings and requirements involved. It can cover gas, heating, plumbing, electrical, HVAC and air-conditioning systems within a single co-ordinated programme, with visit frequencies, scope and reporting format all agreed upfront.
How is PPM different from reactive maintenance?
Planned preventative maintenance involves scheduled inspections and servicing carried out in advance of failures, rather than responding only when something has gone wrong. The aim is to identify deterioration early, support safe operation and make remedial decisions easier to plan and budget for.
Can one contract cover multiple buildings or sites?
Yes. We can discuss asset registers, access arrangements, visit scheduling and reporting across a portfolio of buildings, then agree a structure that works for the operational requirements of all sites involved.
Does a PPM contract include emergency callout cover?
Callout and priority-response options can be discussed when the contract is being scoped. We do not publish standard response times, and any response arrangements are confirmed as part of the agreed contract terms — they are not assumed to be included as a default.
How is access managed for occupied or operational buildings?
Access requirements, working hours and any specific room or area constraints are discussed and confirmed before the first visit is planned. We schedule maintenance visits around the building's operational timetable where this has been agreed as part of the contract scope.
Tell us about your buildings and we'll suggest a suitable PPM approach.
Share what systems need maintaining, how many sites are involved and any particular compliance or access requirements. The team can arrange a conversation to discuss scope before any formal proposal is prepared.
