Rented property carries obligations that owner-occupied homes don't: an annual gas safety check with a certificate issued to tenants, an electrical installation that's kept safe and periodically inspected, and a paper trail that proves both happened. We work with individual landlords and with letting and managing agents responsible for several properties, and the same engineer, the same record-keeping and the same point of contact apply whether the job is a single boiler service or the renewal cycle across a block of flats.
Every gas engineer who works on your property is Gas Safe registered — our company registration number is 692080, and any individual engineer's card can be checked against the Gas Safe Register. OFTEC covers oil-fired appliances, REFCOM F-Gas applies to refrigerant-handling work such as air conditioning, and electrical work is certified on completion to BS 7671 / 18th Edition.

I have used Comgas twice and both times have been very happy with the service. Very friendly and honest. The most recent time, the job turned out to be a lot bigger than they initially thought but it was no issue and Paul stayed the extra time to make sure the job was done properly! He was really tidy, took a lot of care with the work that was done and took the time to explain what he was doing and why. Pleased to have found a reliable heating company!

Fantastic experience from the chaps at ComGas! Special thanks to Matt who removed an old boiler and replaced with a new energy efficient to satisfy the demands of a five bed house with a few bathrooms/baths and showers. Here at St Joseph's we have worked with Comgas for a number of years. They have completed big projects and undertake regular maintenance for our school. They price fairly, and their work is completed to a very high standard. All the engineers carry a DBS which makes life so much easier when trying to book an engineer visit.
On the rare occasion that we have an emergency I can trust that Lee will get one of his engineers to respond quickly and efficiently.
Nothing is too much trouble and no job is too small.

How do I know which service page is the right one for my problem?
If your boiler or heating has actually stopped working, start with Boiler & Central Heating Repairs. If you're planning new work — a boiler, heating system, plumbing upgrade or rewire — the relevant installation page explains what's involved. If you're not sure, call us and describe the problem and we'll point you to the right page or engineer.
Can you manage gas and electrical safety across several rental properties?
Yes. We work with landlords and with letting or managing agents responsible for more than one property, and can help you keep track of which gas safety checks and electrical inspections are coming up, rather than each property being booked and chased separately.
Do you only work on gas systems, or oil, LPG and electric too?
Gas is our core registration, but we also cover OFTEC-registered oil work, LPG heating, the full range of domestic electrical work certified to BS 7671 / 18th Edition, domestic air conditioning under REFCOM F-Gas, and renewable heating options.
What's the difference between a boiler service and a landlord gas safety check (CP12)?
A boiler service is manufacturer-recommended maintenance on the boiler itself, supporting its performance and warranty conditions. A landlord gas safety check (CP12) is a statutory annual check of every gas appliance in a rented property. Both can be carried out on the same visit where relevant — see Annual Boiler Servicing and Landlord Gas Safety Certificate (CP12) for the detail.
Do I need an EICR if I'm not a landlord?
There's no legal requirement for owner-occupiers, but a periodic electrical condition report is a reasonable way to check an installation, particularly in an older property or ahead of buying or selling. Landlords of privately rented homes must have one at least every five years — see EICR & Electrical Safety.
What areas do you cover?

Is this the same team that does ComGas' commercial work?
It's the same company and the same accreditations, but this section is written specifically for homes and residential tenancies. Our commercial and public-sector work is covered separately on our Commercial & Industrial Services page.
