GAS TESTING, PURGING AND DECOMMISSIONING IN SURREY

Gas testing, purging and decommissioning across Surrey

ComGas supports Surrey sites with planned commercial gas testing, tightness testing, purging and decommissioning from our Farnham base. We scope the system boundary, isolation, ventilation, exclusion controls, competence and handover evidence before work begins.

A practical, evidence-led approach

Building services planned around your premises

Gas testing, purging and decommissioning are controlled activities, not routine add-ons to a plumbing job. They may be needed for a new or altered installation, a suspected leak, a change of appliance, a vacant unit, redundant pipework, a plant-room project or a final isolation before demolition. The safe method depends on the pipework material and layout, volume, pressure, appliances, flues, ventilation, location, neighbouring systems and what must happen when the work is complete.

ComGas has approved Commercial Testing & Purging capability and is Gas Safe Registered. We can help facilities managers, principal contractors, landlords, schools, care operators, catering businesses and industrial clients define a suitable scope, coordinate access and produce useful records. We will not assume that an old drawing is accurate or that an apparently isolated branch is safe to disturb; the installation and the responsible person's arrangements must be established before testing or dismantling proceeds.

Site context

Planning gas safety work across Surrey premises

Surrey sites can include occupied commercial premises, schools, care settings, kitchens, workshops, plant rooms, mixed-use buildings and properties undergoing refurbishment. The location of the meter, emergency control valve, riser, branch lines, ventilation and flue terminals may not match current drawings after years of alterations. A site survey and a clear system boundary help prevent an apparently local intervention from affecting another occupier, appliance or landlord-controlled area.

Surrey County Council's published information for organisations considering building decarbonisation is a reminder that heating and fuel changes are often phased rather than a single isolated task. Where gas equipment is being replaced by another technology, the gas decommissioning brief should state what remains live, what will be removed, how pipework will be made safe, what records will be retained and whether future reconnection is possible. Any planning, building-control, utility or landlord approvals remain the client's responsibility.

Delivery and exclusion planning must reflect the address: agree access, parking, site induction, security, working hours, public or resident separation, ventilation paths, ignition controls, adjacent works, emergency arrangements and the person authorised to isolate and reinstate. A gas test or purge should not be scheduled merely because an engineer can reach the site; the method, equipment and competent personnel must match the installation and the risk.

Capabilities

Gas testing and decommissioning services for Surrey

A precise brief helps establish the correct test, equipment, competence and evidence. Give the available drawings and certificates, but flag gaps so that the system can be verified rather than guessed.

Gas tightness testing

Plan commercial gas pipework tests around the installation boundary, test requirements, appliance isolation, access, pressure, ventilation and reporting expectations.

Gas testing and purging

Support planned purging and associated gas testing for installations and alterations, with method statements, exclusion zones, venting arrangements and reinstatement considered.

Gas decommissioning

Make redundant appliances, branches or installations safe as part of refurbishment, replacement or demolition planning, subject to survey and the agreed isolation scope.

Commercial gas pipework

Assess pipework routes, valves, supports, appliance connections and alterations where testing or decommissioning forms part of a wider installation project.

Catering gas systems

Plan gas testing, isolation or alteration around commercial kitchen appliances, extraction, interlocks, ventilation, cleaning access and the operating schedule.

Planning and delivery

What to prepare before gas testing, purging or decommissioning

The information below does not replace a competent site assessment. It helps the engineer and responsible contractor understand the boundary, interruption risk and controls needed to develop the method.

System boundary and drawings

Provide the gas schematic, meter details, emergency control valve, pipe sizes and materials, regulators, branches, appliance list, flue information and photographs. Mark what is to remain live, be tested, be purged or be removed.

Test requirement and history

State whether the request concerns commissioning, alteration, suspected leakage, periodic verification, reinstatement or decommissioning. Include previous certificates, defect notices, pressure details, incident information and outstanding recommendations.

Isolation and responsible persons

Identify every isolation point, interlinked system, landlord or utility interface and the person authorised to isolate, prove dead, reinstate and confirm the building is safe for use. Do not operate an unfamiliar valve on assumption.

Purging and ventilation controls

Describe the proposed vent or discharge location, natural or mechanical ventilation, ignition sources, adjacent occupants, exclusion zone, gas detection, communication and emergency arrangements. The method must be suitable for the gas volume and site.

Access, permits and adjacent work

Confirm site induction, security, parking, roof or plant-room access, hot-work controls, confined or restricted spaces, asbestos information, demolition sequence, contractor interfaces and any permit-to-work process.

Appliance and flue status

List appliances affected and state whether they are operating, isolated, removed or to be recommissioned. Include flue, combustion-air, ventilation, interlock and control implications so the final condition is understood.

Records and handover

Agree the required test results, labels, photographs, isolation details, gas safety documentation, decommissioning confirmation, updated drawings and outstanding actions. Record what was not tested or could not be accessed.

Contact ComGas
What is the difference between gas tightness testing and purging?

Tightness testing checks whether an installation meets the specified requirement for leakage or pressure retention. Purging is the controlled removal or introduction of gas or air from pipework, and it has its own hazards and method requirements. The correct sequence depends on the installation and the purpose of the work.

Can ComGas purge gas pipework before a boiler replacement?

It may be appropriate, but the system boundary, pipework volume, appliance isolation, ventilation, access and replacement method must be assessed first. The replacement contractor and responsible person should agree the isolation, test, reinstatement and handover requirements.

Can you decommission an old gas installation for demolition?

ComGas can discuss planned decommissioning of commercial gas equipment or pipework. The scope should identify what is isolated, disconnected, removed or left in place, who controls the upstream supply, how the safe condition is verified and what evidence the demolition team needs.

Do we need drawings before booking?

Drawings and certificates are helpful but not always complete. Send what is available and identify known alterations or gaps. A site survey may be required to verify routes, valves, branches, appliances, flues, ventilation and the boundary before a method or price can be finalised.

Can the building remain occupied during gas testing or purging?

That depends on the gas volume, location, ventilation, discharge route, exclusion zone, ignition controls and the areas affected. Occupied work requires a site-specific method and communication plan; some activities may need the building or a defined area vacated.

What qualifications are relevant to this work?

ComGas is Gas Safe Registered and has approved Commercial ACS and Commercial Testing & Purging capability. The exact competence required depends on the installation, gas type, pressure, appliances and activity. The scope should be checked before attendance rather than relying on a generic gas qualification.
