A practical, evidence-led approach

Building services planned around your premises

Commercial gas work needs more than a general plumbing visit. A business may have a boiler house, warm-air heaters, catering appliances, water heaters, gas interlocks, flues and distribution pipework operating together. ComGas can help facilities managers, property owners, schools, care operators, offices and industrial sites understand what needs inspecting, repairing, testing or replacing, then coordinate work around occupancy and operational constraints. We support Surrey sites from our Farnham base; coverage is not the same as a claim of completed work in every town.

Safety and usable records are central to the job. The Health and Safety Executive advises employers to use a Gas Safe registered engineer, maintain gas fittings, appliances and flues, keep ventilation clear and manage commercial plant so dangerous combustion products are not produced. We use that principle when scoping planned maintenance, fault finding, gas tightness testing, purging, decommissioning and remedial work. The proposed method, competence requirements, isolation plan and handover evidence should be agreed before work starts, particularly where a gas shutdown could affect a building or production process.

Site context

Planning gas work across Surrey buildings and estates

Surrey combines town-centre premises, schools, healthcare and care settings, offices, workshops, warehouses and managed estates. Their plant rooms and gas routes may be in roof spaces, service yards, kitchens, basements or shared landlord areas. A useful first survey therefore records the building use, access route, plant-room dimensions, meter and emergency-control location, flue discharge, ventilation, gas pressures, appliance details and who controls each isolation point. Where drawings or previous certificates are incomplete, a site survey can separate known information from items that need verification.

Access and delivery planning matter in a county where roadworks and closures can change the practical route to a site. Surrey County Council publishes current roadworks information; facilities teams should give engineers the correct gate, parking, loading, security and permit arrangements rather than relying on a generic postcode.

Alterations to a building or its plant may also sit within a wider planning and building-control process. Surrey County Council explains that development plans guide land-use decisions and local policies.

Capabilities

Commercial gas services for Surrey sites

The right gas scope depends on the installation and its use. We can review the existing evidence, identify the immediate safety issue and set out the next practical step rather than treating every enquiry as a standard boiler call.

Commercial boilers and plant

Assessment and support for commercial boilers, burners, flues, controls and plant-room interfaces, including repair-or-replacement discussions based on condition and duty.

Gas tightness testing

Testing and reporting for commercial gas pipework where the scope, test pressure, isolation arrangements and access can be safely established in advance.

Planning and delivery

What to prepare before commercial gas work

A clear enquiry helps the engineer assess competence, equipment, access and interruption risk. Send what is available; do not delay an urgent safety report while searching for perfect records.

Asset and certificate information

List appliances, makes, models, outputs, fuels and locations. Include previous service sheets, gas safety records, commissioning information, defect notices, manuals and any outstanding remedial recommendations.

Site access and permits

Confirm security, parking, loading, roof or plant-room access, inductions, asbestos information where relevant, hot-work controls and the person authorised to provide isolation and re-energisation.

Ventilation, flues and interlocks

Share available drawings and identify air inlets, extract systems, flue terminals, combustion-air routes and ventilation or gas interlocks. Do not block ventilation or use an appliance suspected to be unsafe.

Shutdown and continuity

Explain the building's occupied hours, production or catering peaks, vulnerable occupants, hot-water demand and any acceptable shutdown window. Identify whether temporary heating or a staged isolation is needed.

Testing and safety controls

For tightness testing, purging or decommissioning, provide pipework drawings, meter details, test boundaries, neighbouring occupancies and emergency contacts. The method must be confirmed by the competent person before work begins.

Records and handover

Agree which certificates, test results, photographs, defect schedules, appliance labels and O&M updates are required. Keep the completed information with the site's maintenance and compliance records.

Healthcare and care

Plant access, hot-water continuity, infection-control procedures and vulnerable occupants make coordination and records particularly important.

Contact ComGas
Does commercial gas work have to be carried out by a Gas Safe registered engineer?

For gas work in workplaces such as shops, restaurants, schools and hospitals, HSE says the person must be Gas Safe registered and qualified for the specific work. Some categories of industrial premises have different competent-person provisions, so the installation and scope should be checked before appointment.

Can you test a commercial gas pipework system?

Yes, gas tightness testing is available where the pipework, test boundary, pressure, isolation points, access and operating risks can be established. Provide drawings and previous results if available; the engineer will confirm the safe method and reporting requirements.

Can you work on commercial catering appliances?

Commercial catering gas is a specialist scope. We can discuss ovens, cookers, fryers, water heaters, ventilation and interlocks, subject to the equipment, engineer competence, site conditions and any required shutdown or kitchen-access arrangements.

What should I do if a commercial gas appliance may be unsafe?

Stop using it, keep people away as appropriate, follow your site's emergency procedure and do not turn a gas supply back on until the issue has been dealt with by a competent person. If a leak is suspected, follow HSE and National Gas Emergency Service guidance.

Can you provide a gas safety record or service report?

We can agree the appropriate service, test or inspection record for the equipment and scope. The document should identify the installation, work completed, results, defects, limitations and recommended actions, and should be retained with the site's compliance records.

Do you cover all Surrey towns?

ComGas supports commercial clients across Surrey from its Farnham base. Coverage is planned around the job, access and engineer availability; we do not imply a permanent office or completed project in every town.
