OFFICES, INDUSTRIAL SITES AND FM IN SURREY

Building services for Surrey offices, industrial sites and FM teams

ComGas supports Surrey offices, industrial premises, landlords and facilities-management teams from our Farnham base with coordinated gas, heating, plumbing, mechanical, electrical, HVAC, controls and maintenance services. We work from the building, asset and operational brief rather than assuming a generic office or factory solution.

A practical, evidence-led approach

Building services planned around your premises

An office or industrial site can contain more engineering dependencies than are visible to its occupants. Offices may have landlord and tenant systems, comfort cooling, BMS, hot water, server or communications areas, kitchen facilities and constrained roof or plant-room access. Industrial premises may add process-adjacent heating, gas distribution, extract, compressed-air or utility interfaces, production shutdowns and permit controls. ComGas can support surveys, maintenance, repairs and defined installation or replacement projects within the agreed scope.

HSE guidance recommends planned maintenance as part of keeping work equipment safe and identifying faults before they become larger problems. Our approach is to establish the assets, responsibilities, operating pattern, condition and handover needs first. Building owners, employers, landlords, tenants, principal contractors and specialist designers may each retain different duties; a contractor's service report does not replace the client's risk assessment, statutory inspection regime or management system.

Site context

Planning office and industrial work across Surrey

Surrey's commercial property includes town-centre and business-park offices, managed estates, warehouses, workshops, light-industrial units, manufacturing premises and mixed-use buildings. Age, alteration history and landlord boundaries can vary from one unit to the next. Start with the actual service boundary: who controls the meter, plant room, roof equipment, risers, fire interfaces, BMS, tenant areas and production utilities? Mark shared and excluded systems before a quote is treated as complete.

Industrial work needs the production process and permit system in the brief. Identify hazardous areas or restricted spaces, ignition controls, stored energy, hot-work rules, shutdown and restart sequence, contractor interfaces, lifting routes, delivery access and the person authorised to isolate and reinstate equipment. For offices, identify tenant notices, meeting-room or IT constraints, noise, dust, out-of-hours access and sensitive temperature or ventilation requirements.

Confirm site-specific parking, loading, security, estate rules, access times and any landlord or managing-agent permits before a visit is booked: business-park and industrial-estate access, barriers and delivery slots can differ markedly from an equivalent town-centre office. If a refurbishment changes plant, fuel, ventilation or electrical load, allow time for design, approvals, surveys and coordinated commissioning.

Capabilities

Office and industrial building-services support

Use the existing asset information and operational constraints to define the right combination of maintenance, investigation, repair, replacement or project support.

Gas systems and pipework

Support commercial gas appliances, distribution pipework, tightness testing, alterations and planned decommissioning subject to the installation and competent scope.

Planning and delivery

What to prepare before an office or industrial enquiry

A clear brief protects operations and prevents hidden enabling work from appearing late. Share drawings and records, but flag uncertain information for verification during a survey.

Building and asset boundary

Provide site plans, plant schedules, gas and heating schematics, BMS information, electrical details, HVAC records, water systems, asset IDs and the landlord, tenant or contractor responsibilities.

Operational and process constraints

Describe occupancy, production, shift patterns, critical areas, IT or temperature-sensitive rooms, process loads, acceptable shutdowns, restart sequence and the consequence of a failed asset.

Permits and risk information

Confirm permit-to-work, hot-work, isolation and lock-off rules, hazardous or restricted areas, asbestos information, working-at-height controls, lifting plans, inductions and emergency arrangements.

Access and logistics

Give parking, loading, security, delivery route, roof and plant-room access, working hours, estate restrictions, tenant notice requirements and arrangements for removing old equipment.

Condition and maintenance history

Include service sheets, defect reports, inspection and test records, commissioning information, warranties, breakdown history, energy or comfort complaints and known obsolete components.

Commissioning and handover

Set out test results, labels, updated drawings, asset data, manuals, BMS points, user instruction, photos, isolation details and the evidence required before production or occupied areas return to service.

Frequently asked questions

Contact ComGas
Can you work for a facilities-management provider or principal contractor?

Yes, ComGas can discuss subcontract or direct building-services work. The brief should identify scope, design responsibility, RAMS and permits, site contacts, competence requirements, programme, reporting format and who authorises variations or remedial work.

Can office heating or cooling be maintained out of hours?

Out-of-hours work may be considered where access, security, isolation, noise, permits and engineer availability allow. It is not automatically available and should be agreed with the landlord, tenant or facilities team before a programme is fixed.

Do you work on industrial process plant?

ComGas can discuss building-services and process-adjacent gas, heating, mechanical, plumbing, HVAC and controls requirements within the equipment and competence available. The process owner must identify hazards, permits, performance requirements and any specialist design or inspection obligations.

Can one contract cover several office or industrial sites?

A portfolio arrangement can be scoped around asset data, site contacts, access rules, risk, service frequencies, reporting and priorities. Site-specific restrictions and engineer availability still affect visits and any agreed service levels.

What if drawings do not match the installation?

Flag the discrepancy rather than relying on the drawing. A survey can verify routes, valves, plant, controls, access and responsibilities. Unknowns may require provisional allowances or a staged investigation before a fixed works scope is possible.

Can you coordinate electrical work with mechanical plant replacement?

Electrical services can be discussed alongside mechanical work where the agreed scope requires it. Confirm supply capacity, isolators, controls, testing, shutdown authority and any specialist design or certification requirements before the work is defined.
