COMMERCIAL HEATING AND BOILERS IN SURREY

Commercial Heating and Boiler Services Across Surrey

ComGas helps Surrey businesses plan, maintain and improve commercial heating and boiler systems from our Farnham base. From a single boiler fault to a plant-room replacement, we consider heat demand, controls, hot-water resilience, access and the information needed for a safe, maintainable installation.

A practical, evidence-led approach

Building services planned around your premises

Heating decisions affect comfort, safeguarding, production, tenant experience and operating cost. A commercial boiler should not be specified from a headline output alone: the building's use, occupancy pattern, emitter system, hot-water demand, flue route, gas supply, controls and available plant-room space all matter. ComGas can help facilities managers, landlords, estates teams and business owners assess repair, replacement, upgrade and temporary-heating options across Surrey, with the final scope based on a survey and available design information.

Planned work is usually easier to control than a failure during an occupied period, but a planned programme still needs a realistic shutdown and handover plan. We can coordinate boiler servicing, fault finding, plant-room work, heating controls, temporary boilers or heating, water heaters and maintenance records.

Site context

Heating performance in Surrey's varied building stock

Commercial property in Surrey includes offices, education buildings, care settings, retail and hospitality premises, workshops, warehouses and mixed-use estates. Each has a different load profile: a school may have pronounced term-time peaks, an office may need weekday zoning, a care setting may need dependable hot water, while an industrial building may combine space heating with process requirements. A useful assessment records the occupancy schedule and what must remain live during the works before comparing plant options.

Many heating projects sit alongside refurbishment, landlord approvals or changes of use. Surrey County Council's development-plan information explains how local policies guide land-use decisions. The page is not an endorsement, but it is a reminder to confirm building-control, planning, landlord, lease, fire and access responsibilities before ordering equipment. A heating proposal should also identify the design assumptions, interfaces with ventilation and electrical supplies, and the party responsible for commissioning and ongoing operation.

Delivery and access can be significant for plant-room work. Surrey County Council publishes roadworks and maintenance information. The enquiry should explain whether there is a service yard, restricted route, roof plant, shared access or a requirement to keep a tenant or public area open while work is carried out.

Capabilities

Commercial heating and boiler services

Our role can begin with a condition review and end with a documented handover. We tailor the scope to the existing system, the building's operating profile and the practical consequences of taking plant offline.

Commercial heating systems

Survey, maintenance and improvement support for wet heating, controls, pumps, emitters and associated plant, with attention to zoning, access and the operating pattern of the building.

Boiler replacement planning

Repair-or-replace discussions informed by plant condition, output, flues, controls, gas supply, hot-water demand, access, lead times and the intended future use of the building.

Plant-room services

Coordination of boiler-house equipment, pumps, pressurisation, valves, pipework, ventilation and service clearances, subject to survey and the required specialist design.

Temporary boilers and heating

A temporary-heating discussion for planned replacement, seasonal risk or major repairs, including siting, fuel, connections, access, noise, safety controls and the duration required.

Controls, maintenance and BMS

Maintenance planning and controls support to improve visibility of plant operation, align service records and identify whether BMS or local controls need investigation.

Planning and delivery

Plan a commercial boiler or heating project

The best starting information is practical rather than polished. Share photographs and existing records if drawings are unavailable; a survey can then identify what still needs to be measured or confirmed.

Define the duty

Describe the building, floor areas, occupancy, hours, zones, hot-water demand and any process load. Note areas that must remain warm and any vulnerable users or temperature-sensitive equipment.

Record existing plant

Provide boiler makes, models, outputs, age, fuel, controls, flue arrangements, pumps, cylinders, calorifiers, pressurisation equipment and recent service or breakdown history where available.

Check the plant-room envelope

Measure doors, stairs, access routes, service clearances, floor loading and lifting options. Note roof access, shared risers, asbestos information where relevant and restrictions on deliveries or hot work.

Agree the shutdown window

Identify heating and hot-water peaks, term dates, trading hours, tenant communications, isolation requirements and whether a staged changeover or temporary system is needed to protect continuity.

Coordinate utilities and controls

Confirm gas or oil supply, electrical capacity, ventilation, flue discharge, drainage, water treatment, fire-alarm interfaces and BMS or controls points. Identify who will approve changes to each interface.

Set the handover standard

Agree commissioning records, test results, settings, operating instructions, warranties, asset labels, photographs, training and outstanding defects. Store the information with the building's O&M and maintenance records.

Premises and operations

Heating support for Surrey organisations

Education estates

Plan around term dates, safeguarding, room-by-room use, catering and hot-water demand, with clear arrangements for any temporary loss of heat.

Healthcare and care buildings

Heating and hot water may support residents, patients and clinical or care activity, so access, resilience, infection-control procedures and records need early discussion.

Contact ComGas
Can you advise whether a commercial boiler should be repaired or replaced?

Yes. The decision should consider condition, safety, reliability, output, parts availability, controls, flue and plant-room constraints, running pattern and the future use of the building. A survey and service history produce a more useful answer than age alone.

Can you replace a boiler without drawings?

Possibly, but missing drawings increase the need for a site survey. The engineer may need to verify pipework, flues, ventilation, gas supply, electrical capacity, controls, access and isolation points before a safe scope and price can be prepared.

Can heating work be completed while the building remains occupied?

Sometimes, depending on the plant arrangement, isolation points, access, noise, hot work, welfare and the level of continuity required. The project should identify occupied areas, vulnerable users, communication arrangements and any temporary heating before dates are agreed.

Do you provide temporary boilers or temporary heating?

We can discuss temporary boiler or heating requirements for replacement and repair programmes. Suitability depends on output, fuel, connections, siting, access, noise, safety controls, weather and the period for which the temporary arrangement is needed.

What is Part L and does it affect my heating project?

Approved Document L provides building-regulation guidance on conservation of fuel and power, including buildings other than dwellings. Whether and how it applies depends on the building work and regulatory route, so the project team should confirm the current requirements with the appropriate building-control and design professionals.

Can you connect heating controls to a BMS?

We can discuss controls and BMS interfaces, including the points, sequence, access and commissioning evidence required. Existing controller details, network information and the BMS owner's requirements should be available before the scope is fixed.
